Dundee site likely to be launching in the 2nd half of 2016. In June last year, HY Realty made an aggressive bid of S$483.18 million, which works out to S$871.14 per square foot per plot ratio (psf ppr) for the Queenstown plot. This plot is desirably located just next to the Queenstown Mrt Station. The bid was 8.4% more than the runner-up bid from Allgreen.
The site can yield up to around 700 units and is likely to be in demand due to its locality and convenience. However, it will face stiff competition from the other new projects in the vicinity. Alongside Commonwealth Towers, Principal Gardens, The Crest , Highline Residences and of course Alex Residences have many unsold units remaining.

HY must definitely be creative in its design and marketing to differentiate itself from the other condos. However creative, the layouts must have the local context in mind. Interlace, D’leedon and The Crest have all met with stiff resistance to their ingenious and irregular unit layout. Pricing is key too! The market has been more receptive to offerings in the sweet spot of $1.5mil and below. Analysts believe that the unit mix would consists of smaller unit sizes with more 1br and 2br units to make up the unit offerings.
